Architecture Rooted in the Lone Tree Community
Lone Tree is one of Douglas County's most thoughtfully planned communities — from the walkable corridors of RidgeGate and the established neighborhoods of Acres Green, to the elevated custom home lots near Harmony and the area's growing mixed-use developments along Lincoln Avenue.
Designing here requires more than drafting skills. It demands an understanding of how Douglas County's design review and permitting process works, how Lone Tree's HOA architectural committees evaluate submissions, and how to design structures that feel native to Colorado's high-plains landscape while meeting the lifestyle expectations of one of the state's most discerning communities.
That's precisely the work we do.
At Sidney Aulds Building Studio, we design custom homes, accessory dwelling units, and commercial spaces across Colorado with one consistent philosophy: buildings should emerge from their surroundings, not impose upon them. Whether you're planning a primary residence, adding an ADU to an existing Lone Tree property, or developing a mixed-use project in the Douglas County corridor — we bring the technical expertise, design vision, and project leadership to bring it to life.
-
Your home in Lone Tree should be more than a house — it should be a deliberate expression of how you live, how you gather, and what you want to leave behind. We design custom homes from the ground up, aligning your vision with the land, the climate, and the character of your neighborhood.
Every Sidney Aulds custom home begins with deep listening: your daily rhythms, your family's needs, how you want your space to feel at 7am and at 7pm. From there, we develop architecture that is beautiful, functional, and built to retain value for decades.
What this includes:
Conceptual design and programming
Schematic design and design development
Construction documents and specifications
HOA and Douglas County permit coordination
Construction administration

Colorado's ADU landscape is changing, and Lone Tree homeowners are increasingly looking to add accessory dwellings for rental income, multigenerational living, or long-term investment value. We design ADUs that are architecturally cohesive with your primary residence, compliant with local zoning, and built to maximize livable space without compromising design quality.
From detached carriage houses to garage conversions and basement apartments, we guide you through every step of the design and approval process.
-
Lone Tree's commercial corridors, particularly around Park Meadows and the Lincoln Station area, represent real opportunity for developers and business owners who want to build with purpose. We design commercial buildings and mixed-use developments that activate their surroundings, support human connection, and perform as long-term assets.
Our founder brings direct experience in real estate development underwriting, entitlements, and design-build delivery which means we don't just design your building, we understand its investment logic.
What We Design for Lone Tree & Douglas County
Why Lone Tree Clients Choose Sidney Aulds Building Studio
-
Sidney Aulds Building Studio is led by Robert Sidney Aulds III — a licensed architect in Colorado, Utah, and Alabama, with project experience spanning Louisiana and California. Sidney earned his Master of Architecture from the University of Colorado Denver and holds a second master's degree in Architecture & Real Estate Development from Woodbury University, San Diego.
Before founding the studio, Sidney served as Director of Development at a Denver-based real estate development company, leading projects from land acquisition and underwriting through entitlements and design. He has contributed to over $50M in completed design and construction work and has overseen projects ranging from custom residences to $100M+ master plans.
When you work with Sidney Aulds Building Studio, you're working with Sidney — not a junior draftsperson assigned to your file.

Our design approach is grounded in three convictions that every Lone Tree project reflects:
Human connection comes first. From the moment you wake up, design shapes your thoughts, emotions, and actions. We design spaces that encourage positive behaviors, foster connection between people, and inspire those who live and work within them.
Nature belongs inside the design. Colorado's natural environment is inseparable from what makes life here worth living. We use building orientation, natural light, material selection, and landscape integration to create spaces that breathe — bringing the outside in and grounding each project in its landscape.
Good design is a good investment. Excellence in beauty, craftsmanship, and performance is not a luxury — it's a standard. Buildings that are thoughtfully designed retain value, age gracefully, and protect the investments of those who commission them.
-
While we are actively serving the Lone Tree and Douglas County market, our Colorado portfolio spans the full range of the state's environments — from urban Denver projects to mountain builds in Tabernash and high-altitude work in Leadville. Each of these contexts has sharpened our understanding of how Colorado's climate, culture, and code requirements shape smart design decisions.
That experience translates directly to better outcomes for Lone Tree clients.
What Our Clients Say
How We Work with Lone Tree Clients
Step 1 — Free Discovery Call
We start with a conversation. You share your vision, your timeline, your site, and your budget range. We share how we'd approach your project and whether we're the right fit. No commitment required.
Step 2 — Project Scoping & Proposal
If we're a match, we develop a clear scope of work and fee proposal. No hidden costs, no vague retainers, just a straightforward agreement that protects both parties.
Step 3 — Design & Development
We move through concept design, schematic development, and construction documents with regular client touchpoints. You're never left wondering where your project stands.
Step 4 — Permits & Approvals
We manage coordination with Douglas County, Lone Tree's design review process, and any HOA submissions. We know how these systems work and how to move through them efficiently.
Step 5 — Construction Administration
We stay involved through construction - reviewing contractor submittals, conducting site visits, and ensuring that what gets built matches what was designed.

Your Questions, Answered…

Yes. We actively serve clients in Lone Tree and across Douglas County, including the surrounding communities of Highlands Ranch, Parker, Castle Pines, Centennial, and the greater south Denver metro area. While our studio is Colorado-based, we bring project experience from across the state - from urban Denver to mountain environments in Tabernash and Leadville.
-
We specialize in three primary project types for Lone Tree and Douglas County clients: custom home design, accessory dwelling unit (ADU) design, and commercial or mixed-use architecture. Each project is approached with the same commitment to purposeful design, lasting value, and strong project leadership.
-
Custom home design in Douglas County involves several phases: programming and concept design, schematic design, design development, construction documents, permit submission to Douglas County, and construction administration. We manage the full process, including coordination with HOA architectural review committees where applicable. Timelines vary by project complexity, but most custom home designs move from discovery call to permit-ready documents in 6–12 months.
-
An ADU (accessory dwelling unit) is a secondary living space on a residential property. This can be a detached structure, a garage conversion, a basement apartment, or an attached addition. ADU eligibility in Lone Tree depends on your lot size, zoning designation, and HOA rules. We help clients assess feasibility early in the process and design ADUs that meet local requirements while maximizing livable space and design quality.
-
Architectural fees vary based on project type, size, and scope of services. Residential design fees typically range from 8–15% of construction cost for full-service engagements. We provide a transparent fee proposal after your discovery call, scoped specifically to your project. Our goal is to deliver extraordinary value - not just a set of drawings, but genuine design leadership and project stewardship.
-
Yes. We are experienced with Douglas County's building department processes and are familiar with the architectural review requirements common to Lone Tree's established communities. Coordinating with HOAs and navigating local permitting is a core part of how we deliver projects.

Colorado's climate, code requirements, and land characteristics are specific and consequential. An architect licensed and experienced in Colorado understands how to design for high-altitude conditions, local energy codes, and the state's particular permitting environment. Sidney Aulds is a Colorado-licensed architect who has worked across multiple Colorado climates and contexts, from Denver's urban core to mountain environments. That breadth of local experience makes a material difference in how projects are designed, permitted, and built.
